Kingfisher and Barn Owl Cottages

The light and airy eco-cottages each have:

  • 2 bedrooms (one king, one twin), bathroom, sitting room, kitchen-diner and separate WC. Wooden and tiled floors throughout.
  • Well equipped kitchen including washing machine, dishwasher, electric oven, microwave, fridge. A separate freezer is also provided.
  • Bathroom (sink, toilet, bath with shower above) and separate WC. All linen, bath-towels and kitchen towels are provided.
  • High-chairs, travel cots and lots of other equipment (all free of charge) to make travelling with young children easier. See Kids at North Farm for more details.
  • Fully enclosed garden with BBQ, outdoor furniture and toys for younger children.
  • Wi-fi internet throughout the properties (although the rural nature of the property does affect the speed).
  • Flat-screen television and DVD players.
  • Underfloor heating and water are powered by an energy efficient air source heat pump. Excellent insulation and underfloor heating make them extremely cosy.
  • Cottage all on one-level to suit those with mobility problems or young children.
  • Welcome hamper on arrival containing local produce, some from North Farm itself.
  • Pets may stay in Number 2 (Barn Owl) by arrangement. See Dogs at North Farm for details. 
  • Groups can book both cottages together – each cottage can access the other through a garden gate (which is locked when cottages booked by different parties).
  • Extra special treats from massages, catering for a celebration or locally produced ready meals can be booked in advance and delivered in your cottage. More details are available here

Inside the cottages

Each cottage sleeps four people in two bedrooms and has a kitchen-diner, sitting room, bathroom and separate WC. There are wooden and tiled floors throughout with underfloor heating. French doors lead out from the kitchen and sitting-room into the secure, private gardens.

The kitchen-diner has been well equipped to make your self-catering stay as comfortable as possible including a dishwasher, microwave and washing machine, as well as a good range of cooking equipment. Plastic crockery, cutlery and high-chairs available for young children.

Each cottage has two bedrooms, one king-size/twin and one twin. A travel cot or bedguard is available on request. All linen is 100% cotton.

The bathrooms each have a basin, toilet, bath and shower and there is also a separate WC and basin. Towels are provided.

The sitting rooms are equipped with a flat-screen television and DVD player (bring your own DVDs), alongside bluetooth speakers. There is also a variety of books and games for adults and children.

Wi-fi is available throughout, although as it is an extremely rural location, internet speeds do vary.

The sitting rooms are extremely light with French windows leading onto the gardens.

Outside the cottages

Both cottages have a fully fenced, private garden with patio, lawn and flower beds. Wooden patio furniture and BBQs are provided and outdoor toys for children under 5 are available on request. At the end of the gardens, there  is a bicycle storage shed with a freezer.

Guests are welcome to explore the surrounding 14 acres of meadow with river frontage and we can provide you with details of walks from the farm as well as further afield.

For most of the year, horses or cows graze on one of the meadows. There are also chickens on North Farm – do ask if you would like to meet them or get a chance to feed them.

On your arrival, we will give you more information about the farm as well as showing you the areas that it is safe to explore with young children.

We are dog-friendly and one well-behaved dog is allowed in Barn Owl cottage - more details are below.

Prices and Availability

Our weekly tariff is shown in the table below. Weekly bookings generally commence on a Friday and short breaks are available Monday-Friday or Friday-Monday at 70% of the weekly rate.

A 25% deposit is payable at the time of booking. The full balance must be paid in full eight weeks before you commence your stay, except for last-minute bookings.

Welcome Hamper

All guests receive a welcome hamper on arrival in the cottages to get your holiday off to a great start and introduce you to some delicious local Norfolk produce. 

A typical welcome pack for a weeks stay might contain eggs from North Farm, local bacon, some local beer, homemade bread and cake, North Farm jam, as well as basics such as tea, coffee, milk, sugar and butter to get your started. A smaller welcome pack may be provided for short stays.

Before you arrive, you could also consider ordering food for your stay from one of the supermarket online delivery services or from local producers.

Kids at North Farm 

North Farm is a great place for kids to come on holiday. Children can play safely in the enclosed gardens and there is lots to see and so around the farm including chickens, barn owls, cows and calves for some of the year and artists at work.

As you will see from our reviews, the cottages and gardens are set-up to make your holiday as fun and easy as possible for the kids whilst also providing a luxurious holiday for the adults too.

Children are really welcome to help feed the  chickens and explore the farm. Maps are provided in the cottages showing the farm boundaries and explaining where is safe to explore.

To make travelling easier for you, we can provide lots of equipment for your children free of charge.

If you would  like any of the items in italics, please let us know at the time of booking so we can make sure they are reserved for you.They may be available anyway when you arrive but it will depend on the occupancy of the other cottage.

Dogs at North Farm

We are really pleased to welcome dogs to North Farm, either to stay at Barn Owl cottage or in the Shepherds Hut. Dogs love to explore the meadow and there are lots of walks that lead directly from the farm.

We accept one well-behaved dog per stay and ask our guests to agree to our Dog Contract to preserve the fabric of the accommodation and also for the comfort of other guests staying on the farm.

We ask guests to pay a £25 additional fee for any dog staying in Barn Owl Cottage and an additional £75 deposit returnable at the end of your stay.
